Update on the low density scoping report working group:
The Low density scoping report or infill working group met for the first time last week. The communities on this working group include representatives from:
-Bridgeland Riverside
-Rosedale
-Parkdale
-Federation Staff Member (Carrie)
The intent of the group is to assist City of Calgary staff with feedback on possible Land Use Bylaw technical amendments (Phase 1) regarding:
- Incentivizing front porches;
- Considerations on subterranean development (low density developments only); and
- For the R-CG district:
- Secondary suites (should they be allowed in the RC-G) and parking for secondary suites (is parking too permissive?);
- Rowhouse maximum building height; and
- Corner rowhouse issues, including setback and side yard interface (do we need to push the building closer to the street to encourage activation of the pedestrian realm?).
The group is still gaining clarification on:
-how the intent of Phase 1 (possible technical amendments to the LUB) will impact work for Phase 2 (broader discussion on complete communities in the developed areas).
-Avoid duplication with other internal and external groups who are also doing work around infill development
-If this working group will be part of the future work in Phase 2.
I will update our communities with any action plan or recommendations from this group moving forward. We have not fully dived into this project but I will update you all as soon as we have something a bit more concrete.
